A master plan is a dynamic long-term planning document that provides a conceptual layout to guide future growth and development. Master planning is about making the connection between buildings, social settings, and their surrounding environments. A master plan includes analysis, recommendations, and proposals for a site’s population, economy, housing, transportation, community facilities, and land use. It is based on public input, surveys, planning initiatives, existing development, physical characteristics, and social and economic conditions.

In some cases, applying for a liquor license requires an occupant load calculation, referring to the number of people allowed in a space or room, including staff. The occupant load is generally determined by a number of factors outlined in the British Columbia Building Code.

As part of this service, we review the information provided by the Client, review the municipality’s requirements, calculate the number of water closets (toilets) and patrons allowed, and prepare signed and sealed drawings suitable for liquor license application: including site plan, floor plan, accessible washrooms, life safety features.

If we consider the building envelope as the building’s “coat” covering the bones of the buildings structure, then this “coat” is required to have many attributes such as style, health retention, and durability.  Whether you wish to retrofit your building envelope for energy efficiency, or because it’s simply deteriorating, we would be happy to assist you in finding the best possible solution for your property.

Construction of sound, safe buildings and structures is fundamental. Building codes and regulations provide these minimum safety standards.
Most codes and regulations were established to protect the public, that is, to prevent and mitigate such hazards as structural collapse, fire, accidents and disease.  © RAIC 2020-2022

In the instances you require a Building Code Assessment of a property, we will provide a building code assessment of the current conditions of your property and determine if they:

(1) Meet the current building code, and or, given its construction/condition, create a potentially hazardous condition for people using the area; and

(2) Provide any further commentary from our observations and assessment that may contribute to the rationale for having remedial work performed.

Building Code Review

If you own a duplex, triplex, apartment or any other multi-unit residential building, a strata-title conversion provides a method of dividing a previously occupied building into individual lots and transferring the title to each unit.  As such, careful investigation of existing conditions and an analysis of possible upgrades is necessary.  For a strata conversion, we will review your property, check for code conforming items such as : exiting, fire and sound separation between suites, seismic and structural design, insulation and building envelope design, plumbing and electrical installations, and work that has been done without permits, etc.

With multiple property conversions under our belt, we will assist you through the strata titling process and will ensure that you receive the best possible chance of securing municipality approval.

When you want a Victoria architectural firm that not only understands your vision but can make it fully code compliant, MJM Architect Inc. is the solution.
