LIQUOR LICENSE &
OCCUPANT LOAD
In some cases, applying for a liquor license requires an occupant load calculation, referring to the number of people allowed in a space or room, including staff. The occupant load is generally determined by a number of factors outlined in the British Columbia Building Code.
As part of this service, we review the information provided by the Client, review the municipality’s requirements, calculate the number of water closets (toilets) and patrons allowed, and prepare signed and sealed drawings suitable for liquor license application: including site plan, floor plan, accessible washrooms, life safety features.
BUILDING ENVELOPE RENOVATIONS

In the instances you require a Building Code Assessment of a property, we will provide a building code assessment of the current conditions of your property and determine if they:
(1) Meet the current building code, and or, given its construction/condition, create a potentially hazardous condition for people using the area; and
(2) Provide any further commentary from our observations and assessment that may contribute to the rationale for having remedial work performed.
STRATA CONVERSIONS
If you own a duplex, triplex, apartment or any other multi-unit residential building, a strata-title conversion provides a method of dividing a previously occupied building into individual lots and transferring the title to each unit. As such, careful investigation of existing conditions and an analysis of possible upgrades is necessary. For a strata conversion, we will review your property, check for code conforming items such as : exiting, fire and sound separation between suites, seismic and structural design, insulation and building envelope design, plumbing and electrical installations, and work that has been done without permits, etc.
